CHATTANOOGA — Real estate investment firm Triyears LLC acquired properties at 201 and 207 Frazier Avenue in Chattanooga for $3.5 million. The firm plans to redevelop these properties into a mixed-use project.
The development proposal includes repairing storefronts and entryways along Frazier Avenue. Triyears LLC intends to construct a new three-story mixed-use building at 201 Frazier Avenue. This plan also involves improving access to existing office spaces located behind 201 Frazier Avenue.
The back corner of the building, situated along Forest Avenue, will be configured to allow access for retail or take-out service. Additionally, a two-story retail and office space is slated for construction behind the existing structure at 207 Frazier Avenue. Tinker Ma will serve as the architect for this development project.
The new three-story building's Frazier Avenue level is planned to contain two to three retail spaces. The second level will be designated for a restaurant, while the third level will house office space. The River Street level of the new building is designated to contain a cafe or pub, storage areas, and a parking valet service.
The properties are located directly across from the north end of the Walnut Street Bridge. The Walnut Street Bridge is scheduled to reopen in late September following a period of renovations. The historic Art Creations store previously occupied the property on the 200 block of Frazier Avenue.
