SAN ANTONIO, TEXAS — The median asking rent in San Antonio decreased by approximately 1 percent year-over-year as of March. This local change occurred while the national median asking rent in the 50 largest U.S. metropolitan areas saw a year-over-year decline for 32 consecutive months.
Nationally, the median asking rent for studio, one-bedroom, and two-bedroom apartments was $1,699. This represented a $25, or 1.5 percent, decrease in March compared to the previous year. In Texas, the median monthly rent was $1,238, while the median monthly rent for a standard one-bedroom apartment in the city was $1,200. The estimated average rent in the city was $1,039 per month.
Multiple factors influence rental pricing, including neighborhood location, available amenities, lease length, move-in dates, specific floor plans, and unit availability. Throughout the city, a range of starting rental rates were observed at various properties in March. The Preserve at the Port listed rates between $799 and $899 per month, and Melia Apartments had starting rates of $864 per month. Viridian Apartments offered starting rates at $1,092 per month, while The Abbey at Grande Oaks presented rates between $1,100 and $1,302 per month. Encore SoFlo listed rates between $1,200 and $1,500 per month. Brio at Lookout had starting rates at $1,232 per month. Heritage Plaza listed starting rates at $1,265 per month, and Niche Apartments offered starting rates at $1,274 per month.
